DIANNE JACOB EQUESTRIAN PARK - REQUEST FOR PROPOSALS

Space Available for Lease:  Approximately 13.88-acre “Dianne Jacob Equestrian Park” at the northeast corner of Moreno Avenue and Willow Road in Lakeside.  The “Dianne Jacob Equestrian Park” is being constructed by the County’s Department of Parks and Recreation.  Construction began in November 2020 and is anticipated to be completed by early 2023.  Improvements and amenities on the property will include the following:

·         Covered arena

·         Outside arena

·         Livestock corrals

·         Multi-purpose building

·         Fully functioning kitchen/concession building equipped with new equipment, grease trap, and appliances

·         Restrooms with showers

·         Detached restroom building

·         Recreational vehicle overnight parking with utility hookups

·         Recreational vehicle pad with utility hookups where a volunteer County-contracted park host may stay

·         Warm-up track

·         Publicly accessible day-use area with staging amenities including a shade structure on a concrete pad with   picnic tables, ADA accessible parking, hitching posts, trash enclosure for manure, and a hose bib

·         Public use perimeter trail with potential future trail connections to other parks in the region

Comments:  The County of San Diego is seeking proposals for the lease and operation of the “Dianne Jacob Equestrian Park” being constructed by the County’s Department of Parks and Recreation at the northeast corner of Moreno Avenue and Willow Road [Assessor Parcel Number 392-030-37] in the unincorporated community of Lakeside, California.  The selected proposer must have the demonstrated ability to operate and maintain an equestrian site open to the public and must have the financial capacity to ensure ongoing funding to cover management, maintenance, repairs, rent, marketing, and potential improvements for the equestrian site.
