The project proposes the construction and operation of a 19,857 square-foot grocery store with associated parking and landscaping. The property is located at the corner of 16th Street and Main Street in the Ramona Community Planning Area. The project site is subject to the Village Regional Category and the General Commercial Land Use Designation. Zoning for the site is RM-V5 (Ramona Center Zoning District) with “B,” “C,” “D,” and “D5” Special Area Designations. The project is consistent with the requirements of the General Plan and Zoning Ordinance. Access would be provided by a single driveway connecting to 16th Street. Water and sewer services would be provided by the Ramona Municipal Water District. Proposed earthwork quantities for the project consist of 3,000 cubic yards of excavation, 3,224 cubic yards of fill and 225 cubic yards of import. No export is being proposed by the project.
