Montiel Tentative Map
The project includes a Tentative Map (Record ID: PDS2022-TM-5648).
The project is a Tentative Map application to subdivide an approximately 1.98-acre parcel into 10 single-family residential lots in the Escondido area of unincorporated San Diego County. The project site is located at 1434 Montiel Road in the North County Metropolitan Subregional Planning Area. The site is subject to the General Plan Regional Category Village, Land Use Designation Village Residential (VR-7.3), and is zoned Single Family Residential (RS). The subject parcel was previously developed with a single-family residence, which has since been demolished, and the site is currently vacant. Access to the site is proposed via a new private cul-de-sac roadway extending from Via Teramo and connecting to Montiel Road. The project would be served by water and sewer services from the Vallecitos Water District, including off-site utility extensions. Fire protection services would be provided by the San Marcos Fire Protection District, with response support from the Escondido Fire Department through an Automatic Aid Agreement to ensure compliance with the County’s five-minute emergency response standard. Earthwork will consist of approximately 96 cubic yards of cut and 16,019 cubic yards of fill material. The project includes on-site improvements consisting of grading, utility installation, private roadway construction, drainage improvements, retaining walls, and landscaping. Stormwater improvements include a biofiltration basin for water quality treatment and hydromodification management. The project also incorporates sustainability features including all-electric residences, EV charging infrastructure, solar panels on all dwelling units, drought-tolerant landscaping, and water-efficient fixtures.
